“To ask the Manager if there have been any contacts between his Department and interested third parties in respect of the portion of land on Mayberry Road opposite Redwood Estate in Kilnamanagh, what is the state of the current zoning of this land, which has been left in an appalling condition for many years, and if he will make a statement on the matter.”

Description of Site
The subject site located on the southern side of Mayberry Road opposite a cul de sac of the Redwood Estate which is positioned adjacent to the alignment of Mayberry Road. This cul de sac contains semi-detached houses, which front onto the cul de sac and overlook Mayberry Road.
The subject site, an area of roughly maintained open space, forms a narrow strip of land between Mayberry Road and the boundary of the Irish Biscuit Co. (Jacob’s site).
ZONING
South
The subject site is zoned “ F” – ‘To preserve and provide for Open Space and Recreational Amenity’. Residential use in this zoning is ‘Open for Consideration’.
The Redwood estate is zoned “A” ‘To protect and/or improve residential amenity’, where residential use is “Permitted”.
The Jacobs site, which adjoins the southern boundary on the site, is zoned “E” – To provide for
Potential for Development
Pre application advice on a proposal for a terrace of houses on this site, from an interested party, included the following comments:
CONCLUSION
· The site would not appear to be suitable for a residential development.
· The site has been identified in the Proposed Tallaght Town Centre Proposed Local Area Plan as “Key Future Frontage Indicative” with future use proposed as ‘Mixed Commercial’ (Refer to pp. 26 and 45 of the Proposed Plan for details).Any future development of this site will be considered in the context of the Tallaght Town Centre Masterplan.
