To ask the Chief Executive to provide a report detailing the ratio of apartments to houses built in South Dublin County in the last ten years broken down by private and social housing?

REPLY:

Our current Housing Delivery Action Plan covers the period 2022–2026 and includes delivery through our direct build programme, including Traveller-specific accommodation, and through Approved Housing Bodies under the Capital Advance Leasing Facility (CALF) and Capital Assistance Scheme (CAS). Since 2022, a total of 3,168 social homes have been delivered, comprising:

The predominance of apartment development reflects both national and regional planning policy objectives promoting compact growth and the efficient use of serviced land within existing urban areas. Apartment-led developments also enable the Council and its delivery partners to maximise housing output and respond more effectively to identified housing need.

The current composition of our social housing waiting list demonstrates a significant demand for smaller household accommodation, as set out below:

These figures show that approximately 77% of households on the waiting list require one- or two-bedroom accommodation, which aligns with the type of housing being delivered through many apartment schemes.

We will continue to deliver housing through a range of mechanisms, with careful consideration given to geographical distribution, tenure mix, housing typology and the efficient use of public investment. The objective remains to maximise housing delivery while ensuring that the homes provided are aligned with identified housing need and support the principles of sustainable community development.
