To ask the Chief Executive to provide a report setting out, insofar as information is available to the Council, the average private market sale prices being achieved for newly constructed residential units within recent, current and forthcoming housing developments in the Adamstown and Clondalkin areas, including a breakdown by development where possible. And further, to provide details of the average purchase price or acquisition cost being paid by South Dublin County Council for residential units acquired within these developments for social and/or affordable housing purposes, together with the relevant unit types and delivery arrangements, insofar as same can be disclosed.

Information in relation to private market sale prices for residential properties, including newly constructed units, is publicly available via the Property Price Register, which provides sale price data on a transaction-by-transaction basis. As such, detailed and up-to-date information on individual developments in the Adamstown and Clondalkin areas may be accessed directly from this source. The council does not routinely collate or publish average private market sale prices by development.
With regard to the acquisition of residential units by SDCC within private developments, such acquisitions are generally undertaken in accordance with the provisions of Part V of the Planning and Development Act 2000 (as amended). The cost of acquisition can vary depending on a range of factors, including unit type, size, specification, and the terms agreed as part of the Part V arrangement. Accordingly, average purchase prices are not directly comparable to private market sales values.
Notwithstanding this, acquisitions continue to be secured across a range of unit types within developments in the Adamstown and Clondalkin areas, contributing to the delivery of social and affordable housing in line with statutory requirements and housing delivery objectives.
