"To ask the Chief Executive are SDCC aware of the real concerns residents in Citywest have in relation to the proposed Boherboy Large Scale Development Application(ref LRD25A/0012 and the impact this development will have on an area with so little recreational/social amenities available?"
REPLY:
South Dublin County Council is investing in a number of projects in the Citywest area in relation to recreation and amenity. Three local recreation and amenity projects are included in the SDCC Capital Programme 2026 – 2028:
- Citywest Community Centre
- Citywest Youth facility fit-out
- Citywest Library
These projects are allocated €6,865,000 expenditure in 2026 and €14,907,000 over the course of the capital programme.
The Boherboy site is located to the south-west of Fortunestown and has been zoned for new residential development since at least the 1998 County Development Plan. More recently it was included within the boundaries of the Fortunestown Local Area Plan 2012. Application Reg. Ref. LRD25A/0012W seeks permission for a largescale residential development of 611 no. dwellings and a creche, and the proposed layout retains a site of 1 ha. for future development of a school.
As noted in the Planning Statement prepared by Armstrong Fenton Associates for the above application, the applicants have agreed to pay a special contribution towards the delivery of the new Citywest Community Centre. Such payment would take the form of a a financial contribution attached as a condition to a potential grant of permission.
Application Reg. Ref. LRD25A/0012W is a live application and is due to be decided by 13th February 2025. As the application is live, it would be inappropriate for the Planning Department to comment on the merits of the application or particular issues that are being examined as part of the assessment of that application. Third party observations have been invited with a deadline of 23rd January 2026.
