'To ask that more definitive information on properties be provided on the CBL platform for applicants to be able to assess whether the property is suitable to their needs. Such as listed here below More details needed on the CBL 1. Photo of property 2. Actual number of the door 3. Detail including 'front / back' garden 4. Detail including Mid Terrace, End Terrace , Side Entrances 5. Name of AHB 6. Why is it not stated on the CBL if AHB housing the percentages and how the rents are calculated and the fact that Ground maintenances fees may be added.'
REPLY:
The Allocations team include as much information as possible relating to available properties on the new Choice Based Letting (CBL) platform, within the Housing Online facility of the new integrated housing system, to allow prospective tenants make as informed a choice as possible before committing to an expression of interest for a property. House and apartment numbers are included as a matter of course along with any additional property details including accommodation type, number of bedrooms, bathrooms, tenure type (Council owned, long-term lease, AHB property etc.) and details of the managing AHB.
The differential rent applicable to all social housing units in the County is in line with the Council's adopted rent scheme or the associated AHB rent scheme. Service charges, generally applied by AHBs to cover waste management and other specific services, where applicable and known, will also be advised on CBL going forward.
All properties are mapped on the CBL site so that prospective tenants can be aware of the local amenities, facilities and supports. In addition, photographs are provided for all Council re-let properties advertised on CBL and we are working with Approved Housing Bodies (AHBs) to ensure that they do likewise. It should be noted that it may not be possible to include photographs of each property in a development where new homes are under construction as properties are advertised on CBL before completion so as to ensure tenants are ready to occupy the units once completed, however we will provide specifications and design pictures where available so as to give the best possible information to our customers.
