QUESTION: Councillor D. Richardson

"Can the manager report on the windows and doors Programe and what is the time frame for residents waiting on windows and doors?"

REPLY:

Housing Maintenance have carried out 140 windows and doors inspections in the Tallaght area.  The inspection assesses the performance/condition of the windows/doors.  Results from the inspection will determine if action is required on the full or partial replacement of a set of windows/doors in the property.  The final outcome is classified under the headings listed below.  Replacement is based and prioritised on a need basis.

• No works required – windows and doors are in good condition and performing to specification
• Service required – The condition is good but service required (seals, hinges, latches, restrictors, locks)
• Monitoring required – The condition is good, but due to age of the unit’s, deterioration is likely within 24 months.
• Replacement Required – windows scheduled for replacement in coming 6-12 months.
• Emergency Replacement Required – due to health and safety windows require urgent replacement.

Additional properties have been identified for works from previous property condition surveys. To date in 2022, 168 work orders have been issued to contractors in the Tallaght Area for the full or partial replacement of windows and doors, to a value in excess of €1.1million.
