QUESTION: Councillor T. Costello
"To ask the manager what process is in place to have maintenance issues resolved by AHB's if they are not responding in a satisfactory timeframe to tenants?".
REPLY:
Where a Local Authority (LA) property or scheme is managed and maintained by an Approved Housing Body (AHB) on behalf of the Council there will be a service level agreement between the LA & AHB detailing maintenance response times. A service level agreement will include the following:
Emergency: 24hrs (target within 4hrs)
Urgent: 5 Working Days
Routine: 28 Working Days
General Inspection: 20 Working Days
If there is failure on the part of the AHB to discharge its obligations regarding maintenance and repair in accordance with the Service Level Agreement, reports can be forwarded to the Council for follow up with the relevant AHB. The Housing Department are currently preparing a list of all AHBs operating in the County with contact details for circulation to the elected members.
