MOTION: Councillor Alan Edge

EDE19 3. Add Objective: 'To restrict any large scale construction for the purposes of tourism in areas zoned RU and HA.'

REPORT:

The motion proposes the addition of an objective which restricts any large-scale construction for the purposes of tourism in areas zoned RU and HA.

Any proposed application will be considered on its merits having regard to the zoning, policies, objectives and development management standards of the CDP.

It should  be noted that under ‘Open Consideration’ in the zoning matrix the following uses are included Bed & Breakfast (In existing premises), Camp Site (For small-scale amenity or recreational purposes only), Guest House (In existing premises), Hotel/Hostel and Recreational-Facility. Proposed uses in this category will be subject to full assessment on their own merits and particularly in relation to their impact on the development of the County at a strategic and a local level. Such uses may only be permitted where they do not materially conflict with other aspects of the County Development Plan. Similarly, in the three HA zoning are either open to consideration with restrictions or Not Permitted within this zone.

It is therefore considered that the provision of the CDP is adequate to address the issue raised in the motion.

Recommendation

It is recommended that the motion is not adopted
