QUESTION: Councillor P. Gogarty
To ask the Chief Executive if the Housing Maintenance will reassess the communications between maintenance contractors/staff and tenants in this Area Committee area as there have been multiple incidences reported to this Councillor of residents requesting a text or an email to indicate when someone is calling, but claiming to have received no notification in advance and as a result they are out when maintenance arrives, which delays works being carried out for weeks or months; if it is possible to have a dual verification system where the resident must equally respond positively that they will be at the home; and if a statement can be made on the matter.
REPLY:
When the Council is contacted in relation to a housing maintenance request, it is standard for staff to ask tenants to indicate their availability and this is recorded on the maintenance request form (MRF). At present, tenants are also contacted by staff in advance of works commencing in relation to standard COVID related questions and they are informed of the date and time of works. If the Council staff receive no response at the property, they leave a business card requesting that the tenant contact the Council.
A feature of the new integrated housing system which will shortly be launched provides customers with an Access Times drop down menu (below) where tenants can indicate specific days of the weeks (Mon to Fri) and times they are available. This will greatly improve efficiencies in relation to housing maintenance repairs and communciations with tenants.
