QUESTION NO. 13

QUESTION: Councillor P. Gogarty

"To ask the Chief Executive if the Council would consider contacting NAMA in relation to the Hawkridge development on the Old Celbridge Road, Lucan and making an offer while prices remain low with a view to purchasing the site for a mixed social/affordable/private housing provision to larger families on a cost-neutral basis?"

REPLY:

This site which is currently in receivership within NAMA controls has  planning permission for 10 detached luxury 4/5 bedroom houses (all circa 3100 sq ft).

Since 2007 all onsite development has been stalled and it remains in an incomplete state. Of the 10 units granted planning permission, 1 was completed for showhouse requirements and the remainder at various stages of construction.

The receiver has advised that currently arrangements are in place for the preparation of tender documentation which will  invite interest amongst the construction sector for completion of the development in accordance with planning permission(10 x detached units of circa 3100sq ft per unit) with a view to going to market in Spring 2015 .  

At this point in time, the development design and unit type is not considered suitable for social/affordable housing consideration.

Negotiations are continuing with the receiver to agree Part V compliance requirements by means of a financial contribution.
