REPORT ON PUBLIC CONSULTATION UNDER PART 8 OF THE LOCAL GOVERNMENT (PLANNING & DEVELOPMENT) REGULATIONS 2001 - 2012 FOR PROPOSED CONSTRUCTION OF AN INFILL SOCIAL HOUSING DEVELOPMENT AT ST. FINIAN'S AVENUE, LUCAN, CO. DUBLIN - 2 UNITS

Part 8 of the Local Government (Planning and Development) Regulations 2001-2012 outlines the requirements with respect to certain classes of developments for, on behalf of, or in partnership with Local Authorities.

These regulations apply to the proposed construction of houses.

The proposal consists of the construction of 2 no. 3 bedroom/5 person 2 storey dwellings adjacent to no. 24 and on the site of the previous local shop.  The works to include the removal of the parking bays assigned to the local shop (previously demolished), re-alignment of garden wall to match existing adjacent gardens on both streets and the relocation of the Eircom Panel to new site boundary.

The proposal is being considered as part of the Council's submission to the Government's very recent call for proposals for inclusion on a local authority housing construction led job stimulus programme.

An outline of the proposals was presented to the Lucan Electoral Area Members on 5th July 2013.

A notice in accordance with Article 81 of the Planning and Development Regulations 2001-2012 was published on 11th July 2013 in the Lucan Gazette.

Plans and particulars of the development were made available for inspection by the public for a period of six weeks from 11th July 2013 until Thursday 22nd August, 2013 and a further period of two weeks until Thursday 5th September 2013 was made available for the making of written submissions and observations to the Council in relation to the matter.

No written submissions or observations were received.

As the proposed development is in accordance with the proper planning and sustainable development of the area, it is recommended that the development proceed as published.
