To ask the Manager why have some parts of Woodford Estate not yet been taken in charge?
REPLY:
Taking In Charge is a proactive process activated by the Developer. In other words, the Developer must mobilise the resources for TIC to take place. TIC can be a expensive undertaking for a Developer particularly if the Developer has not maintained a good working relationship with his various consultants. In addition, repair costs could run into many thousands of euros. To safeguard SDCC interest, we ensure that an adequate Bond is kept in place to cover all possible outcomes.
In all cases SDCC are in regular communication with Developers making inquiries as to why TIC has not been progressed on certain schemes. In this particular case SDCC met Kelland Homes on Thursday 5th December 2011. Patrick Kelly of Kelland Homes undertook to present to SDCC the information necessary to have a number of schemes TIC. We have been in continuous contact with Kelland and they advised us today (8th May 2012) that they hope to have all information with us for Woodford within 2 weeks.
