QUESTION: Councillor M. McDonagh
To ask the Manager how the high rate of maintenance requests received from residents in Balgaddy (1,297 in 2011 and 1,210 in 2010) compares with other estates in the North Clondalkin area and if the level of requests is higher than the norm to provide an explanation?
REPLY:
There are 400 homes in the Balgaddy area maintained by the Council's Housing Department, this equates to 3.24 maintenance requests per home in 2011. There are a further 1609 Council rented properties in the North Clondalkin area for which 3779 maintenance requests were received in 2011, an average of 2.35. This is an average of less than one callout per home between Balgaddy and North Clondalkin. In general, for both the Balgaddy and North Clondalkin area the most common request is for attention to the central heating systems not working, followed by an general variety of electrical, structural, drainage/water and minor maintenance requests.
The Balgaddy estates of Méile an Rí, Búirg an Rí, Tór an Rí and part of Foxdene Avenue have received additional attention to a number of building defects that resulted in leaks and condensation/damp problems mostly. The majority of these works were reported and attended to in 2011 and are not expected to create any further inconvenience for the tenants.
