Rathcoole A1 Lands - Approved Plan

The lands referred to in the attached map (approx 3.2ha) were newly zoned A1 in the South Dublin County Development Plan 2010-2016.

These lands are now the subject of development proposals. However, the zoning objective requires an approved plan to be prepared for these lands.  Furthermore Section 0.4.7 of the Development plan states:

‘Where an approved local plan is required by this Development Plan the approved plan will be a Local Area Plan, a Strategic Development Zone Planning Scheme or another appropriate masterplan as recommended by the Manager. The type of plan shall be agreed by the elected members prior to the commencement of its preparation.’

Given the limited extent of the lands in question adjacent to ongoing residential development and, in particular, the requirements of Section 0.4.7 of the County Development plan, it is recommended to the members that a non-statutory plan be carried out for these lands to allow for the orderly development of these lands in accordance with the requirements of the Development Plan. It is envisaged that such a plan will be prepared for approval early in the autumn.
