QUESTION NO. 3

QUESTION: Councillor C. Bond

"To ask the Manager of the Planning Department to state exactly what roads, open space, public lighting, sewerage and drainage are to be taken in charge at Hunterswood and Beechdale, and whether the developers have contacted the Planning Department about this in light of the enactment of the Multi Unit Development Act 2011 on April 1st, and the requirement to clearly delineate which common areas are to be vested with the  Owner’s Management Company, and if they will make a statement on the matter?"

REPLY:

All of Hunterwood with the exception of Hunters Place was Taken In Charge on 12th November 2010. We are now proposing to take Hunters Place in charge. The elements to be TIC are the Roads, Footpaths, Parking areas, foul and surface water sewers all located in Hunters Place. For further information on this please refer to the TIC drawing which is available for inspection at SDCC County Hall until the 9th June.

In respect of Beechdale all roads and footpaths highlighted in yellow and all associated foul and surface water sewers shown on drawing number  B.C. NO. 1223(9) are proposed to be Taken In Charge. Please note that only the portion of Beechdale Way with housing fronting is to be TIC. The remainder i.e. the road and footpaths fronting Beechdale apartments and the large car park will remain the responsibility of the Management Company.

We should also point out that Parklands has been included in the same public advertisement and those roads, footpaths and sewers highlighted on drawing number B.C. NO. 1223(8) are to be TIC. Similarly to Beechdale apartments, the access roads, parking areas and Public Open Space in Parklands apartments will remain the responsibility of the Management Company.

In all cases of apartments in Hunters Place, Beechdale and Parklands the Taking In Charge drawings have been developed in conjunction with the Developers and, the Management Company has been established in accordance with the Planning Permission.
