MOTION: Councillor C. King

That this Committee calls on the Manager to provide a detailed report on the future of the ongoing Cushlawn refurbishment programme stating (A) how many of the original houses have not been refurbished, (B) have the remaining houses been inspected to ascertain what works are necessary, (C) How much will these works cost, (D) where is the funding coming from and (E) When are the remaining works due to commence and be completed.

REPORT:

The Council has just completed the tendering process for the engagement of a contractor for Phase III of the Council's Refurbishment Programme in Cushlawn in Tallaght. Under Phase I, 148 dwellings and under Phase II, 95 dwellings were refurbished in the Cushlawn Estate. Phase III will see a further 77 dwellings refurbished. Following completion of Phase III, there are approximately 65 dwellings that will not have been refurbished under previous phases or though re-letting works.

Contracts have been signed with the successful tenderer, Gem Construction Limited, and work is scheduled to commence on site in May 2011. The County Architect has estimated the cost of the Phase III works at €2.79m and that the duration of the works will be in the order of 12 months. 90% of the cost of Phase III is being provided by the Department of the Environment, Heritage and Local Government with the remaining 10% being provided from the Council's own resources. All of the dwellings included in Phase III have been inspected. Those 65 dwellings which are not in Phase III and have not been refurbished beforehand have not been inspected at this stage. Following completion of Phase III, the Council will make a proposal to the Department of the Environment, Heritage and Local Government to have the outstanding dwellings refurbished under Phase IV.
