Fortunestown Local Area Plan
Project Description: A Local Area Plan is being prepared for Fortunestown in accordance with Specific Local Objective 67 in the County Development Plan 2010 - 2016. This Specific Local Objective states:
“67. Fortunestown Way- Local Area Plan
Prepare a Local Area Plan for lands at Fortunestown Way”
Study Area: The Study Area comprises the N7 to the north, the Outer Ring road to the east, Saggart to the west and the N81 to the south.
Plan lands: The majority of the Plan lands comprise undeveloped land. The actual Plan lands will comprise a much smaller area than the Study Area and will mainly include A1 zoned lands but will be significantly larger than the site designated as SLO 67 on the County Development Plan map. Some lands zoned EP2 will be included in the north east and south. The existing City west District Centre will also be included.
Electoral Areas: The Plan lands straddle two electoral areas, i.e. Clondalkin and Tallaght. The sites within the Clondalkin electoral area comprise the Boherboy lands and the lands bounded by Fortunestown lane and Garters lane. Both sites are zoned A1 in the South Dublin County Development Plan.
Land Zonings and extent in hectares: The Local Area Plan comprises 140 ha. all of which is zoned for development in the County Development plan. The categories and extent of zonings are in Table 1 below. Some 80% of the land comprises A1 zoning:

A power point presentation will be given at the meeting which will provide a more in depth analysis of the area taking account of:
· Study Area, Plan Lands & Local Electoral Boundaries
· Area of Plan Lands as per Development Plan Zoning
· Development Status of Plan Lands
· Housing Developments Around Plan Lands and analysis of same
· Location of Existing & Proposed Schools in Study Area
· Analysis of Study Area with regard to:
- Destinations
- Access/Movement
- Emerging objectives
Strategic Environmental Assessment and Appropriate Assessment: The Planning Authority is of the opinion that the proposed Fortunestown LAP is likely to potentially have significant effects on the environment and consequently is including Strategic Environmental Assessment as part of the production of the LAP. The LAP includes lands that are sensitive in terms of Biodiversity (hedgerows and stream along the old Townland, Parish and Barony boundary at Boherboy) and Conservation (within the Area of Archaeological Interest at Saggart).
The proposed LAP will also be subject to Appropriate Assessment Screening under the Habitats Directive (92/43/EEC).
