QUESTION: Councillor C. Keane
"To ask the Manager for a follow up report on the issues agreed with the Grangebrook residents at recent deputation meeting re ‘overlooking issue’ i.e. houses to rear at Whitechurch?"
REPLY:
At a Deputation Meeting held on 22nd of October 2008 with the Grangebrook Residents Association, the Senior Architect outlined the history of the Whitechurch development and the reasons these infill houses had been provided was to address anti social behaviour on the site. He explained that the layout design for the new houses was very limited due to the ground conditions. Efforts had been made to keep the height of the new development as low as possible in order to reduce the impact on existing residents. He recognized that there were overlooking issues, in particular at unit 24 in the new development. Due to technical difficulties the walls cannot be raised further but as outlined at the Terenure/Rathfarnham Area Committee Meeting held on 14/10/08. Moreover, residents raised concerns regarding potential loss of light by increasing the the height of the rear garden wall. Accordingly, the Senior Architect stated that arrangements will be put in place to erect a timber screen at the rear of the units 24-27 in order to resolve this situation. Instructions have issued to the consultans on this matter. The height and design of the proposed screens will be site specific and the final proposals will be agreed with the Residents Association.
