QUESTION: Councillor J. Neville

To ask the Manager to confirm what proposals this Local Authority has for the area adjacent to the Luas Cookstown Station, that was formerly a family residence?

REPLY:

The area adjacent to the Luas Cookstown Station includes a dwelling house, its grounds, mature trees and a small number of storage sheds.  The site is not in the ownership of the Council and therefore would appear to be in private ownership.  Upon inspection it would appear that the dwelling house is no longer inhabited and temporary hoarding has been installed along a portion of the site’s perimeter bounding the Luas line. 

Planning History

S99A/0432      Part use of premises as car sales area.  Permission refused 25/08/1999

S02A/0152      New four storey medical related facility over car parking for 110 cars on two levels.  Application withdrawn.

The site is zoned E – ‘To provide for Enterprise, Employment and Related Uses’ in the County Development Plan 2004-2010.  The Council has no specific proposals for the site.

The Tallaght Town Centre Local Area Plan (LAP) 2006 aims to guide the future development of Tallaght Town Centre as the County Town and facilitate the development of an extended town centre.  Within the LAP a number of precincts have been identified.  The site is located within the Cookstown Station Precinct.  In this precinct the LAP envisages a key building frontage, public square/significant civic space and landmark building in and around this location, as indicated in section 4.8 of the Plan. 

As it appears that the site is in private ownership, any development proposals would therefore, have to comply with the Local Area Plan and undergo the planning application process.
