MOTION: Councillor M. Corr

"That the Manager agrees to carry out a major systematic inspection of private rented properties in estates in Tallaght that contain significant numbers of rented houses - to rigorously and continuously enforce standards to ensure registration of tenancies and compliance of landlords in all other areas of responsibility"

REPORT

A new, systematic regime of standards inspections of all private rented properties in the county has recently been put in place and is being managed by the RAS unit.

Under the new arrangements a proactive programme of inspections has been agreed with the Environmental Health Officers and an agreed annual target of 1300 inspections has been set which should give rise to every private rented unit in the county being inspected at least every 5/6 years.This would be over and above response inspections to specific complaints received.

Where enforcement proceedings are required they will be taken.Where it is discovered that a tenancy is not registered the PRTB will be informed, As a matter of course the Revenue Commissioners will be furnished every year with all the details of every landlord who is in receipt of rental income.

This new regime will ensure good standards and will drive tenancy registration and tax compliance .

If the councillor has a specific case or cases in mind and conveys the detauils to the RAS unit the premise will be inspected and all relevent circumstances will be investigated.
