MOTION 4

MOTION: Councillor J. Lahart

"In lieu of the need for social housing in the area that the manager utilises the full quota under Part V in Terenure-Rathfarnham."

REPORT

The Council's Housing Strategy, which was prepared in accordance with Part V of the Planning and Development Act 2000, was adopted by the Council at its meeting held on 11th June 2001. This Strategy was reviewed and now forms an integral part of the County Development Plan 2004 - 2010, which was adopted by the Council on 10th November 2004.

The strategy requires 15% of all residential developments to be reserved for Social/Affordable housing purposes.

Negotiations are ongoing with a number of developers in the area.

Schedule of developments where negotiations are ongoing with the developer

Developer  Estimated number of units  Target completion date for units*
Former Cats & Dogs Home, Woodtown Cottage, Stocking Lane,  103  Mar 07
Lands adjacent to Nursing Home, Stocking Lane, Rathfarnham,   17  Feb 07
Everton and Bushy Park, Ballyboden Road,     7  Dec 06

As these negotiations are ongoing it is not possible to give a break down of the yield of social and affordable units at this time.

Negotiations are also  at an advanced stage for 75 social units (Sheltered Accomodation) in Wainsfort Road and College Road D 6W.

In addition to the foregoing there is  potential to procure a further 85 social/affordable on foot of Planning Permissions granted where initial contact has been made with the developers.
